Under Bulgarian law only the owner of a property in Bulgaria, as stated on the Notary Act is allowed to insure it. It is therefore not possible for a developer or a management company to hold a block insurance policy as is common in most Western European countries. It is the responsibility of each individual property owner to ensure they have an insurance policy in place for what they consider to be their required insurance cover.

The minimum risks that your investment property insurance overseas policy should cover are fire, flood, earthquake, subsidence, heave and landslip. Any mortgage holders interest must be noted on your policy and you will need to confirm that the annual premium has been paid and that a copy of the certificate is sent to the mortgage holder.
